Description of Work:
1. Demolish existing upstairs bedroom and bathroom layout complete including but not limited to: prefabricated shower, raised tile area, toilet, tile floor, existing closets, partition walls, carpeting, etc.
2. Demolish all existing plumbing and cap off drain line. Re-route sanitary lines from new bath locations (i.e. toilet, vanity sinks and shower) and run new sanitary line from second floor bathroom and tie-in into existing sanitary line in the laundry/bathroom area in the garage. All exposed drain lines will be boxed out with drywall to cosmetically cover the drain line where it is visible on the first floor complete. It is our intention to make the route of the drain line as minimal as possible.
3. Construct new bathroom, walk-in closet and bedroom per the hand sketched layout provided. Including but not limited to: shower, toilet room, vanity area, wall separating bath from walk-in closet, second wall separating walk-in closet from master bedroom area and creating hall way on backside of bath and walk-in closet area complete.
4. Toilet room with privacy door includes exhaust fan, recessed can light.
5. Construct new shower approximately 6’-00” x 5’00”. Build shower pan system and install water resistant tile backerboard on all (3) walls of shower. Provide and install porcelain tile with one (1) horizontal decorative porcelain tile band on back wall of shower (final tile color and design to be coordinated with owner). Tile is with accent band at and pebble tile shower floor or textured tile floor. Provide and install one (1) small niche in shower wall as space allows. Provide and install one (1) corner shower bench/ledge. Provide and install 3/8” glass shower door enclosure. Door to swing right or left with towel bar on door. Shower fixture and location T.B.D.
6. Provide and install double sink vanity (white shaker) with quartz top (color selection from tier 1 quartz), with undermount sinks. G.F.C.I. electrical outlets at vanity per code.
7. Relocate prefabricated sauna and reroute existing electrical supply for sauna to its new location.
8. Included wood shelving system in walk-in closet area, final configuration T.B.D. Pocket door in wall separating bath from walk-in closet.
9. Relocate existing H.V.A.C. supplies into ceiling and add an additional return in new area.
10. Demolish existing ceiling can lights throughout space and remove ceiling fans for re-use. Re-position new LED recessed can lighting throughout master bedroom layout. Total of (10) locations spread out through entire space. Re-hang ceiling fans.
11. Patch, scrape and prep entire ceiling area throughout new footprint. Apply new texture to ceiling in same affected areas.
12. Prep and paint all walls in entire master bedroom footprint. Prep and paint laundry room on first floor with (2) coats of Sherwin-Williams paint (color T.B.D.).
