Description of Work:
1. Demolish existing kitchen cabinets, tops, appliances, soffits around kitchen perimeter, upper cabinets
over peninsula and pantry.
2. Remove and replace pocket door (pocket door provided by owner) from inside the kitchen.
3. Provide and install new cabinetry per the attached layout. 36-inch upper cabinets to be located above stove top and along the wall where the sink is located. Base cabinets in all areas including but not limited to: underneath new peninsula. Included porcelain farm sink.
4. Provide and install additional pantry cabinets in dining area (60 inches). New base cabinets totaling 78 inches with two 18-inch-wide towers at each end of new “dry bar” area.
5. Provide and install quartz countertops throughout new kitchen layout including but not limited to: separate “dry bar” area and bath vanity top with vessel sink.
6. Decorative porcelain backsplashes are included on the kitchen sink wall cabinet wall and oven/stove wall which will have a “chimney” exhaust hood.
7. Add plumbing for pot filler located above cooktop.
8. Prepare existing flooring throughout kitchen, dining area and common space associated with remodel
to accept new porcelain plank tile (wood plank style).
9. Add electrical for new double oven, new ceiling lighting and flush mounted ceiling fan/light
combination. Lighting package to include (4) recessed can lights and (1) low profile ceiling fan/light
combination and (2) pendant lights.
10. Patch and repair all walls and ceilings ready to accept paint (we will do our best to replicate ceiling
texture but, we have only included patching and texture for areas affected by demolition).
11. Paint entire new kitchen and all areas associated with the remodeled space with (2) coats of Sherwin-
Williams paint (color T.B.D.)
