Description of Work:

Kitchen:

1. Demolish existing kitchen cabinets, countertops, appliances, flooring, existing can lights throughout kitchen area. Remove wall between kitchen and laundry area complete. Remove wall and windows at the kitchen nook area to accept new French doors at window locations. Remove wall and door leading out to conditioned lanai area to accept new slider. Remove shutters and windows above kitchen sink
and prep for operable pass thru window and counter. Remove pocket door and part of wall that leads
into sitting room area. Remove door and widen opening that leads from foyer and kitchen.
2. Provide and install “Glacier White” cabinets with 36″ uppers with 12″ uppers on top, a small trim
between and a large crown to reach the ceiling. Left of the window is a pantry cabinet. Centered under
the window is a sink base to house your apron sink. Right of the dishwasher is a tray cabinet and lazy
susan in the corner. Both upper corners have blind cabinets. The pots and pan drawers under the
cooktop are bumped out from the wall 3″ with spool inserts on each side. Above the cooktop is room
for your stainless-steel hood. The opposite corner base cabinet has a lazy susan and the bar sink cabinet right of that has a tip out tray. The island has a pull-out trash on the right end and a framed-out microwave cabinet in the center. The back of the island has 20″ deep cabinets. The fridge is paneled and has a 12″ deep cabinet pulled flush with the front; this cabinet has a top hydraulic lift door. Soft close comes on all.
3. Create new island approximately (4) four feet wide by (10) ten feet long with a 10-inch overhang of
quartz top on (2) sides. Provide and install quartz countertops throughout new kitchen layout including new island. Quartz is to be Calacatta Lazaro, total of (4) four slabs of quartz.
5. Provide and install (1) one farm sink and provide and install stainless steel secondary sink in kitchen per layout. Provide and install (2) two sink faucets.
6. Provide and install decorative porcelain backsplash in kitchen area in all locations where upper
cabinets are located in kitchen.
7. Provide and install (2) two French doors at exterior wall in kitchen nook area.
8. Provide and install new slider in wall that leads from kitchen into lanai area.
9. Provide and install new operable (3) panel folding partition window above kitchen sink with quartz
top that extends out into lanai approximately (10) ten inches.
10. Provide and Install (10) ten L.E.D. recessed can lights in kitchen area (final location T.B.D.).
11. Provide and install porcelain plank tile throughout kitchen, bath and associated hallway.
12. Patch and repair all walls and ceilings affected by construction ready to accept paint.
13. Paint walls and ceilings with (2) two coats of Sherwin- Williams paint (color T.B.D.) throughout kitchen and associated areas affected by construction.

Bath:

1. Demolish vanity, toilet, shower, shower header to open up shower, flooring and fixtures.
2. Construct new shower pan and install moisture resistant cement tile backerboard.
3. Provide and install porcelain tile inside shower including but not limited to: wall, floors and ceiling.
4. Provide and install frameless 3/8” glass shower door enclosure
5. Provide and install L.E.D. light inside shower.
6. Provide and install L.E.D. recessed can light in bath area and provide and install vanity light.
7. Provide and install prefabricated vanity with undermount sink and quartz top and faucet.
8. Flooring included in kitchen scope.
9. Provide and install high rise toilet.
10. Patch and repair all walls and ceilings and paint with (2) two coats of Sherwin-Williams paint.

Relocation of Laundry to Master Bath:

1. Demolish existing toilet and cap unused plumbing line. Remove existing door opening and widen
opening.
2. Build new opening to accept new larger door to the laundry area.
3. Relocate plumbing waste and water for the stackable washer and dryer.
4. Run power including bringing 220 volts for the dryer connection and 120 volts for washing machine.
5. Route dryer ducting to nearest exterior wall and/or soffit location (T.B.D.).
6. Provide new L.E.D. recessed light in new laundry area.
7. Build new door opening and provide new door and frame.
8. Patch and repair all walls and ceilings and paint with (2) two coats of Sherwin-Williams paint.
9. Provide and install base cabinet, counter top and shelf above if space permits for hanging clothes.
