Description of Work:
Kitchen:
1. Demolish existing kitchen cabinets, tops, soffits, recessed lights, kitchen sink, appliances (except for refrigerator) complete.
2. Provide and install all new base kitchen and upper cabinetry (color and style TBD). above stove area, left and right of sink. Base and upper cabinets to be installed in the following areas: Stove wall and kitchen sink wall (new farm sink). Upper cabinets to be 36-inch with 2.5-inch crown molding.
3. Provide and install new extending existing island foot print by an additional 27-inches for an overall length of 75-inches. Quartz counter top to have a 12-inch overhang on one side.
4. Pantry and Hutch wall as follows: Build out backside of cabinets to bring them flush to existing wall. Provide and install approximately 54-inches of pantry style cabinets. Hutch to consist of 69-inches in length of base cabinets at 24-inches depth with quartz tops. 12-inch deep tower cabinets to sit on top of quartz with no build out to allow for more room on hutch quartz top (hutch design to be determined based upon cabinet availability as to avoid a custom design).
5. Decorative porcelain backsplashes are included on the kitchen sink wall and oven stove wall which will have a “chimney” exhaust hood (hood provided by owner – final backsplash design to be coordinated with owner.
6. Build bench seating on wall that separates kitchen from living room. Bench seating will be 18- inches tall 21-inches deep seating area. Center section of bench top will be hinged to allow for storage under seating area.
7. Provide and install (2) -30-inch floating shelves above bench seating.
8. Provide and install (5) recessed LED can lights in ceiling. Install (4) recessed cans spaced equally around kitchen island and one directly over sink.
9. Patch and scrape kitchen ceiling ready to accept new ceiling texture.
10. Patch, prep and paint all walls in kitchen area complete. Walls to be painted with two coats of Sherwin-Williams paint (color TBD).
Bathroom:
1. Demolish existing tub, tub surround, soffit above tub, toilet, floors, cabinets, tops, lights and mirrors.
2. Demolish wall at arched entry to bathroom to create new half wall to open up the master bathroom.
3. Remove and replace master closet door with new sliding barn door.
4. Provide and install new pre-fabricated vanity with double sinks, located under master bathroom window.
5. Provide and replace all existing lights with canned lights and adding two (2) more additional canned lights above new double sink vanity.
6. Provide and install new sloped shower pan.
7. Provide and install new porcelain tile at (3) three shower walls, floor and ceiling. (incorporating one (1) decorative band of vertical tile on one wall and (1) one recessed niche.
8. Provide and install new 3/8” inch thick glass custom shower enclosure.
9. Provide and install new hand-held shower wand.
10. Provide and install new high-rise toilet and associated plumbing
11. Prep and prepare floor to receive moisture resistant tile backer board to be placed under new porcelain tile
12. Install new hanging rod for master vanity homeowner supplied mirrors.
13. Provide and Install new dressing mirror located on far-left wall upon entering master bath.
14. Remove existing closet shelving, hardware and prep and paint walls.
15. Provide and install new wood shelving (finish TBD) double hanging side walls, long hang back wall with (6) six linen shelves in middle of long hang wall.
16. Patch, prep and paint walls and ceiling in master bath. All walls and ceiling to receive (2) two coats of Sherwin Williams paint (Color T.B.D.).
Guest Bath:
1. Demolish existing tub, tub surround, soffit above tub, toilet, floors, cabinets, tops, lights, exhaust fan, mirrors and medicine cabinets.
2. Demolish and close in existing linen closet next to guest bath to create more space in guest bath.
3. Demolish existing door that leads into tub and toilet room.
4. Provide and install new pocket door in place of demolished tub and toilet room door.
5. Provide and install new pre-fabricated 60” double sink vanity with feet to support cabinet
6. Install free standing tub with oval shower curtain rod
7. Provide and install new rain head. Water source to come out of new ceiling
8. Provide and install board and batons on (3) three sides of new tub.
9. Provide and install separate light and exhaust fan in new tub area
10. Provide and install (2) two new vanity lights
11. Provide and install new high-rise toilet and plumbing
12. Prep and prepare floors to receive moisture resistant tile backer board to be placed underneath new porcelain tile
13. Patch, prep and paint walls and ceiling in guest bath. Walls and ceiling to have (2) two coats of Sherwin Williams paint (color T.B.D).
