Description of Work:

1. Demolish existing kitchen cabinets and tops complete.  
2. Cut down existing wall behind sink approximately (6) six inches to create a single level island top. 
3. Demolish end wall at kitchen. Re-route end wall electrical into the existing concrete slab. 
4. Chip out concrete slab to bring new electrical power to Island. Pour back concrete flush with existing  concrete slab.  
5. Remove existing back glass sliding door and install new glass sliding door (sliding door and stationery  panel position will be reversed from existing).  
6. Provide and install new cabinetry to include but not limited to: 42-inch upper cabinets with 12-inch  box cabs on top to match style of upper cabinets, base cabinets along back wall including Island. 
7. Install new low-profile book cabinet at end of island where wall is being removed. 
8. Provide and install new farm style sink.  
9. Provide and install new base cabinets in new wine bar area (final design T.B.D.). Provide electrical  power and space for owner supplied wine cooler.  
10. Provide and install quartz countertops throughout new kitchen layout including but not limited to:  separate “new wine bar” area. New island quartz top will have a 10-inch overhang at living room side. 
11. Decorative porcelain backsplash is included on the kitchen oven/stove wall which will have a  “chimney” exhaust hood (provided by owner). Final backsplash design to be coordinated with owner. 
12. Demolish all existing floor areas with exception of two baths.  
13. Prepare existing flooring throughout kitchen, dining area, washer dryer area, foyer and common space  associated with remodel to accept new porcelain plank tile (wood plank style).  
14. Provide and install all new porcelain plank flooring throughout home including but not limited to:  kitchen, master bedroom, living room, guest bedroom, office, washer dryer room and all common  areas.  
15. Master closet to receive new carpet. 
16. Lighting package to include (6) recessed can lights (L.E.D.) and (2) pendant lights. R.G.B. lighting underneath upper cabinet locations. All recessed  can lights will be on dimmer switches.  
17. Patch and repair ceilings in living area (excludes ceilings at all bedrooms, bathrooms, laundry area and  office areas) install knock down texture on ceiling areas. Paint ceilings throughout described area. 
18. Chair rail molding to be removed in dining area. Area will be patched and painted. Final wall treatment  in this space T.B.D
19. Paint all interior walls and doors throughout house and all areas associated with the remodeled space  with (2) coats of Sherwin-Williams paint (color T.B.D). 
20. 21. Build (2) bookshelf walls from floor to ceiling made out of wood studs and wrapped in drywall. There  will be (3) adjustable painted wood shelves in each unit. Width of bookshelves to be approximately  three feet off each end wall in the living room.
