Description of Work:

1. Demolish kitchen floors, cabinets, lights, tops, kitchen soffits, and appliances.

2. Kitchen will be opened at left and right side. Right side will be opened fully from edge of sink wall counter top and to the right. Left side will be opened from new refrigerator box to edge of counter top at the sink wall to allow a walk way thru kitchen between the two sets of French doors at the rear of the house, creating a new kitchen foot-print. Remember there will be a step down from new kitchen floor to sunken living room floor.

3. Kitchen island will be rotated (to keep same exhaust vent location) and enlarged to approximately 6’- feet in length keeping the same width. Cooktop will remain in new kitchen island (owner provided) cook top.

4. Removal of kitchen soffit will require air duct and vent relocation.

5. Removal of soffit will require us to raise height of wall to left of refrigerator (approximately 16”- inches) to bring flush with new ceiling height.

6. Demolish pocket door that separates kitchen from dining room.

7. Create and install new recessed box with doors at dining room wall (that housed pocket door) for microwave/oven stack and additional pantry storage space. Recessed area will extend into dining room area while remaining flush with kitchen side wall.

8. We will need to relocate 110/220 electrical supply to new microwave/oven stack location.

9. Provide and install new 36-inch upper cabinets to be located above sink wall. Base cabinets to be installed below upper cabinets and at new peninsula.

10. Provide and install new refrigerator box with 27” deep upper cabinets to bring cabinets flush with new refrigerator box.

11. Provide and install (2) two new 27-inch wide pantry wall cabinets with 36”-inch width tall base cabinets centered between the two new 27-inch pantry wall cabinets. Cabinets to be placed at far right wall next to French doors. Base cabinets will receive new top. All cabinets depth on far-right wall will be 20”-inches deep.

12. All upper cabinets to receive 2 ½-inch crown molding.

13. Decorative porcelain backsplashes are included on the kitchen sink wall. – final backsplash design to be coordinated with owner

14. Provide and install new granite tops on all base cabinets and island.

15. Prepare existing flooring throughout new kitchen area to accept new porcelain plank tile (wood plank style).

16. Add electrical for new recessed can ceiling lights. Lighting package to include (6) recessed can lights and (2) pendant lights and R.G.B. lighting underneath upper cabinet locations.

17. Scrape, patch and prepare all kitchen ceilings affected by construction ready to receive new knock down finish.

18. Patch and repair all walls and ceilings ready to accept paint.

19. Paint all walls and ceiling at new kitchen area and with (2) coats of Sherwin-Williams paint (color T.B.D.)
