Description of Work:

Kitchen:

1. Selective demolition of kitchen to include: counter tops, accent molding on top of cabinets, removal  of the raised area of the island and remove main light in ceiling.  
2. Patch and repair ceiling where light was removed and blend in ceiling texture and paint (see note 5 in  clarifications and exclusions).  
3. Provide and install new 2.5-inch crown to the top of the existing upper cabinets. 
4. Provide and install four (4) recessed can lights and put on a dimmable switch. 
5. Provide and install three (3) pendant lights above island. 
6. Provide and install new quartz tops with undermount new (stainless steel) sink (design of sink T.B.D.) and faucet. 
7. Provide and install backsplash underneath kitchen upper cabinets where applicable.

Guest Bath:  

1. Demolish existing flooring, tub and tub surround, vanity, top and light.  
2. Provide and install new porcelain tub, moisture resistant tile backerboard and tub/shower faucet set.  
3. Provide and install new porcelain tile at three tub/shower walls. 
4. Provide and install 36-inch single sink vanity with integral solid surface top and faucet.   
5. Prep floor area and install porcelain tile floor.
6. Prep and patch all walls in bathroom area complete and paint with two (2) coats of Sherwin-Williams  paint (color T.B.D.).  

Master Bath:  

1. Demolish master bath vanities, tops, floors (bathroom area only), built in garden tub, shower, shower  enclosure, toilet, mirrors, lights, towel bar and toilet paper holder.  
2. Relocate shower head location (T.B.D.). Provide and install one shower head and handle complete  and ready for owner’s use (allowance for shower head and controls is $300.00). Shower head height  will be pushed up as high as possible  
3. Construct new shower pan keeping same shower foot-print and install moisture resistant cement tile  backerboard on all shower walls.  
4. Provide and install (1) one new niche in shower.  
5. Provide and install one (1) new corner shower bench seat (location T.B.D.).  
6. Provide and install new porcelain tile on shower walls and floor with one (1) horizontal decorative  porcelain tile band on back wall of shower (final tile color and design to be coordinated with owner). Height of tile on shower walls to be approximately 84-inches in height.  
7. Provide and install custom frameless 3/8-inch glass shower enclosure with door. 
8. Provide and install porcelain tile floor throughout bath area.
9. Provide and install (1) freestanding acrylic tub.  
10. Provide and install new 72” prefabricated double sink vanity with solid surface top with either integral  or undermount sinks in current vanity location to the left of the shower
11. Provide two (2) vanity light fixtures. Provide and install new LED can light in  shower. Provide and install two new vanity mirrors.  
12. Provide and install high rise toilet and associated plumbing. 
13. Prep floor area and install porcelain tile floor. Patch, prep and paint walls and ceiling in master bath. All walls and ceiling to receive (2) two coats of  Sherwin Williams paint (Color T.B.D.).
