Description of Work:

1. Demolish kitchen floors including nook area, front foyer floors, living room floors, master bedroom, closet, hall way floors, dining room floors, cabinets, lights and tops.

2. Demolish walls that separate kitchen from dining room and living room completely. Demolish column attached to wall that is being demolished (leaving the right column in place). Kitchen will be fully opened up.

3. Demolish drywall shelf soffits over current refrigerator and pantry closet.

4. Extend partial wall approximately (8) eight-inches that is between dining room and hall way that leads to kitchen to bring it flush with new pantry cabinets.

5. Build up approximately 3-feet tall by 5-feet deep of wall with framing and drywall located above entry door from washer/dryer entry door into kitchen and above current pantry.

6. Provide and install new low wall in front of new larger island to bring electrical and plumbing service to larger island.

7. Cabinetry: The Perimeter Cabinets are in Glacier White, a single shaker true white cabinet. The center island is in Imperial Blue, a deep blue single shaker cabinet with deco doors on three sides. There are (4) pantries on the perimeter, all (4) pantries are on the wall to the right the islands. The pantry to the left and right has (4) roll out trays on the bottom section. The other two pantries will have (3) roll out trays on the bottom section and will be custom fit on site to accommodate small appliances. The double oven cabinet is located to the left of the 42″ Sub-Zero Fridge and is 27″ Deep. The fridge and cabinets above will be pulled forward to also make this entire wall appear built in. The wine cooler is now all the way to the right of the double oven and refrigerator cabinet wall. It is the same height as the subzero fridge and has stacked cabinets above. The center Island is seven feet long and has the microwave drawer with a peg board organizer in the bottom as well as a top-drawer spice tier in the 27” base cabinet on the far left. The cooktop is in the center there will be a roll out tray in the bottom. The largest island will house the sink, the sink base will have a tip out tray behind the top panel and there is a pull-out double trash bin to the right. Above the double trash is a pull-out combo knife block and cutting board insert. On the far-left end of this island is a 21” three drawer stack cabinet then the dishwasher. On the far right is a 27” three drawer cabinet. None of the stacked cabinets will have glass in them but, all are 18” high and have large crown. Both Islands will be moved forward approximately 10-inches towards the living room.

8. Provide and install new quartz sink at new larger Island.

9. Provide and install new quartz tops on all base cabinets/ islands. Large island to have a 10-inch overhang into living room and small island to have 10-inch overhang on side closest to pool patio.

10. Prepare existing flooring throughout new kitchen, master bedroom, nook, laundry room, dining room, living room, hallways, closets and foyer area to accept new BlueStyle tile: tile style is “Green Wood” and the color is “Ash”.

11. Provide and install new (5) five-inch base boards at all walls affected by new tile installation. Approximately 238 lineal feet of baseboards.

12. Lighting package to include (6) retro fit L.E.D. recessed can lights and (2) pendant lights. Some light switches to be relocated. All light switches to be placed on dimmers (where necessary). Concrete floor will have to be chipped out to run new service to the larger island and relocate sanitary for new sink location. Provide (1) floor outlet in living room area

13. Patch and prepare all ceilings and walls affected by construction ready to accept paint (We will patch ceilings but cannot guarantee matching adjacent texture on ceiling).

14. Paint all walls, baseboards and ceilings affected by construction ready to accept (2) coats of Sherwin- Williams paint (color T.B.D.)
