Description of Work:
- Demolishing of existing, garden tub, tub surround, vanities, tops, lights and flooring to be performed by homeowner. Water source to garden tub and vanity sinks will need to be capped. We do not have this in our scope of work. If you need us to bring in a plumber, we will be happy to bring one in.
- American Home Remodeling and Restorations will not be responsible for any electrical work. Electrical work to be handled by homeowner hired contractor.
- American Home Remodeling and Restorations will be responsible for demolishing, shower, shower walls and shower soffit that extends to ceiling only. Demolished ceiling will be framed and patched with drywall.
- Provide and install framing for new 40-inch wide by 10-feet tall wall to ceiling at back left bathroom corner that once housed a vanity. To right of new 40-inch wall we will create a 40-inch deep by 40- inches wide by 91-inches tall (ceiling height) opening, the total height of wall will be 96-inches. This will house new home owner supplied ultra-violet sauna creating a new larger shower foot-print to the left of sauna. New wall will be utilized for housing sauna on one side and shower wall on the other side. Sauna side wall will receive dry-wall and shower side of wall to receive cement board and tile.
- We will have to chip out concrete to bring sanitary to new location for new linear drain.
- Existing sunken shower pan will be fill be filled in approximately 2 to 3-inches with concrete to bring floor up high enough to install new shower pan. New shower pan will bring shower floor flush with current bathroom floor height.
- Provide and install new sloped shower pan. Shower pan to be slopped in one direction from right to left for water to drain into new linear drain.
- Provide and install new framing for new ceiling to enclose new shower foot-print. Shower ceiling will be attached to new 40-inch by 10-foot wall and existing left side wall and 91-inches in height. This will enclose new larger shower foot-print. Total height of new ceiling to be 96-inches in height. Leaving a 2-foot space to ceiling.
- At front of new shower stall, we will provide and install new 42-inch half walls coming off new 4-foot by 10-feet tall wall at an angle to enclose new shower foot-print leaving one 27-inch-wide entry door opening to the far left. Half walls and shower entry way to receive new custom 3/8-inch-thick glass shower enclosure with door.
- Provide and install new moisture resistant cement backer board at 3 shower walls, half walls and ceiling.
- Provide and install new shower bench seat (location T.B.D.).
- Provide and install new niche in shower wall as space allows location T.B.D.
- Provide and install new porcelain tile at a 91-inch height on (3) three shower walls, ceiling, half walls and shower floor incorporating a decorative waterfall band on one wall.
- Prep bathroom floor area ready to accept new porcelain tile.
- Provide and install new porcelain tile at bathroom floor.
- Provide and install new quarter round at bathroom floors.
- Provide and install one shower head and handle complete. Shower head height T.B.D. Shower head location T.B.D.
- Provide and install two new 48-inch-wide vanities each consisting of cabinets with drawers, doors, and one connected bench seat that separates the two vanities. Each vanity to have one sink. The bench seat will have one drawer.
- Provide and install new granite or quartz tops for vanity area.
- Scrape, patch and prep ceilings affected by construction ready to accept new knock down finish. American Home Remodeling and Restorations will do our best to match the existing texture at patched area with the rest of the ceiling texture. The newly textured area may look like a patch.
- Prep all walls and ceilings in bathroom area affected by construction to accept two (2) coats of Sherwin-Williams paint (color T.B.D.).
- Remove and re-seat existing master toilet after tile is installed.
