Description of Work:

Master Bath:

1. Demolish, garden tub, tub surround, cabinets, floors, tops, shower walls, shower, plumbing  fixtures, mirrors, medicine cabinet, toilet, master bathroom entry pocket door, and master bath  baseboards complete. Demolish carpets in master walk-in closets only.  
2. Medicine cabinet removal will require drywall patch.  
3. Expand old shower footprint to create new rectangular shower footprint. 
4. Provide and install new sloped shower pan with a 2 to 4-inch curb.  
5. Provide and install new 42-inch shower half wall separating shower from tub area. To left of the  shower half wall it will be fully open.  
6. Relocate plumbing for sanitary and to new 55-inch freestanding tub.  
7. Relocate plumbing for water lines to new freestanding tub.  
8. Relocate plumbing for (2) two new shower heads and handles.   
9. Provide and install new shower bench seat approximately 69-inches in length.
10. Provide and install new recessed niche.  
11. Provide and install moisture resistant cement board at all shower walls and half wall. 
12. Provide and install moisture resistant cement board at tub surround walls at a height of  approximately 36-inches.  
13. Provide and install new porcelain tile at master bath shower walls (to a height of 8-feet) and  shower floor (incorporating one (1) decorative waterfall band of vertical tile on one wall or one (1)  decorative band on two (2) walls and tile on tub surround walls.
14. Provide and install moisture resistant cement backer board on all bathroom floors ready to accept  new porcelain tile.  
15. Provide and install new porcelain tile at master bathroom floors.   
16. Provide and install new 55-inch freestanding tub.  Water source for new freestanding tub to come out of ground in free-standing plumbing fixture.  
17. Provide and install new 96-inch vanity with a 15-inch open tower with shelves centered on top with  (2) two sinks.  
18. Provide and install new quartz top.  
19. Provide and install (2) two new vanity lights.  
20. Provide and install new custom 3/8-inch-thick glass shower enclosure with door enclosing new  shower footprint.  
21. Provide and install new elongated high-rise toilet.
22. Provide and install new wood framing, drywall and baseboards for a new 36-inch frosted glass  master bathroom entry door.  
23. Provide and install new carpet in both master walk-in closets.   
24. Provide and install new baseboards and quarter round on all walls affected by construction. 
25. Patch and prep all walls and baseboards ready to accept two coats of (Sherwin-Williams paint) color  T.B.D.  

Kitchen: 

1. Demolish existing peninsula, cabinets, tops, pantry, pantry walls, sink and sink fixtures complete.  2. All appliances will remain except for microwave oven.  
2. Kitchen tile floor and lights will remain intact. No demolishing.  
3. Removal of peninsula will require (home owner supplied) tile to be toothed in where peninsula  once was.  
4. Build out left side of sink wall to allow space for new cabinets.  
5. Concrete will need to be chipped out to bring electrical service to new Island. Chipped out area will  need to be filled with concrete.  
6. Provide and install new single level 8-foot island with (2) two 36-inch and (2) two 24-inch base  cabinets below (back-to-back) on stove side wall leaving a 36-inch overhang that will extend into  dining room area. New island will house new drawer microwave and trash can. Existing dishwasher  that was in peninsula will be moved to sink wall left of the sink with (1) one new 33-inch cabinet  to the left of the dishwasher. New upper cabinets at both sides of the kitchen window will be  pushed away from window for future larger window.  
7. Provide and install new base cabinets with 42-inch uppers with 12-inch box cabinets on top of the  42-inch uppers. Two (2) of the 12-inch box cabinets will have glass doors. Provide and install (2)  two new 27-inch-deep pantry cabinets (with pull-out trays) at demolished pantry. Provide and  install new 27-inch-deep refrigerator box and cabinets above to bring flush with refrigerator.  
8. Provide and install new quartz tops throughout new kitchen layout.  
9. Provide and install new farm sink with fixtures.  
10. Provide and install new decorative tile at kitchen backsplash.   
11. Install new (homeowner supplied) exhaust hood. Exhaust vent through exterior wall already  existing (previously done by homeowner).  
12. Demolished pantry will require drywall repair at walls and ceiling. American Home Remodeling and  Restorations will do our best to match existing ceiling texture when patching the ceiling at  demolished pantry. We strive to achieve the best result. In the end it might look like a patch.  
13. Prep and patch walls and ceilings affected by construction to accept (2) two coats of (Sherwin  Williams paint) color T.B.D.
