Description of Work:

1. Demolish master bath tile floors, carpet, mirror, medicine cabinet, master vanity, plumbing
fixtures, master shower, shower soffit, exhaust fan, towel bar, and toilet paper holder.
2. Demolish small portion of master bathroom ceiling due to sewage leakage from unit above.
3. All walls affected by sewage leak were removed by another company. They removed approximately
2 feet of drywall from floor up. All walls currently have an orange peel texture finish on them. It
would be extremely difficult to match the orange peel texture. The areas in question will look like a
patch due to the large size of the areas of missing drywall that need to be replaced.
4. To avoid patched looking areas, we will sand down orange peel finish at all walls affected by
sewage leak. Replace all missing drywall, tape and mud all joints. Apply new orange peel texture
finish to all repaired walls.
5. Lower side walls of shower at the ceiling approximately 10 to 12 -inches.
6. Provide and install new slopped concrete shower pan with new 4” inch curb.
7. Provide and install new moisture resistant cement board at all shower walls and ceiling. All cement
board joints will be sealed and walls coated with red guard (waterproofing agent).
8. Install new porcelain tile at all shower walls and shower floor incorporating one new (1) shower
wall niche (location T.B.D). Height of tile on shower walls will be full height of walls. Shower ceiling
to be tiled.
9. Install new porcelain plank tile at master bathroom floors only.
10. Provide and install new baseboards and corner round at master bathroom.
11. Provide and install all new baseboards at master bedroom, master closet and living room wall that
backs up to master bedroom/bathroom.
12. Provide and install new 60-inch pre-fabricated quartz top double sink vanity.
13. Provide and Install vanity plumbing fixtures.
14. Provide and install new shower plumbing fixtures. Shower head height T.B.D.
15. Provide and install (1) one new exhaust fan (60 CFM).
16. Provide and install new ¼” inch thick glass custom shower door. Shower height to be approximately
80” inches. Hardware finish T.B.D.
17. Provide and install new towel bar and toilet paper holder.
18. Patch master bathroom ceiling and then apply new knock down finish ready to paint. This area
might look like a patch.
19. Provide and install new master bedroom and master closet carpet.
20. Patch all walls affected by construction and prep all walls and ceilings ready to accept 2 (two) coats
of Sherwin-Williams paint (color T.B.D).
